Stratton
Stratton is a residential suburb about 19 kilometres east of Perth’s CBD, within the City of Swan. The suburb was formerly known as Wexcombe and was renamed Stratton in 1989 to honour John Peter Stratton, a farmer, businessman and president of the Western Australian Trotting Association from 1930 to 1966. The suburb sits close to the Swan Valley corridor, with easy access to the wineries, restaurants and riverside attractions that the valley is known for. Midland Gate shopping centre is about 4 kilometres south-west, providing the main retail hub for residents, alongside the Swan View and Ridge Centre shopping options closer to home. Talbot Road Bushland Conservation Area gives residents access to natural bushland within the suburb’s boundaries. With approximately 66% of homes owner-occupied and the majority of households comprising couples with children, Stratton has a stable, community-focused character. Most homes are from the late 1990s and 2000s, built during the eastern corridor’s expansion phase. Homes from that era often have bathrooms with grout and silicone that has degraded faster than expected, particularly in ensuites that see heavy daily use. Leaking showers are a common problem that homeowners notice only after water damage has already started. The Grout Guy provides tile regrouting, leaking shower repairs, silicone replacement and tile and grout sealing across Stratton. Complete regrouts include a 10-Year Waterproof Warranty.
